I do not fucking believe this.

The realtor just called. They ran my credit report and the landlord rejected my application.

FUCK!!!

I'm getting really sick of this see-saw business. Should have known better than to say anything until papers were signed. Now I have to think of what to tell my parents, who don't know about my Chapter 13 troubles. Bleah.

Just called the realtor back and offered to pay last month's rent in addition to first and security, in case that makes a difference, and offered to meet with the owner face to face to explain my situation. I don't know what else I can possibly do.

Offer to pay the entire amount up front. You'll probably wind up paying $50 or so in penalties to break your CDs, and you'll lose about $150 in interest on that money in the meantime, but it sounds like this place is worth it.

Oh babe! You are having the worst luck with house hunting. *hugs*
If it's possible (and that may be a big if), I think you should follow
Phi's advice - either pay the whole year in advance or offer them as
many months in advance as you can. You like the place and you certainly
choose do with having the search settled.

When I had a problem like this some years back what I did was give the prospective new landlord the phone number of my present landlord and had her (the new one) confirm that I had never missed or been late with a rent payment.

Dunno if that'll help you.
